Combining our strength in design and placemaking with our experience developing lab space, we’re leading the next generation of life science facilities.

SteelWave had a big year in Northern California. We acquired more than 1.2 million square feet of historic buildings and land in the most desirable San Francisco Bay Area submarkets. Through renovations and development, including life science labs and high-end amenities, we are breathing life into one of the most sought out life science markets in the world.

theLAB Berkeley: Where New Science Is Discovered

A campus as inviting as it is elemental, this Class “A” creative life science campus will undergo a multi-phase major rehab. Cutting-edge amenities and blank-slate lab spaces will provide ample room to discover, break boundaries and celebrate a healthy work-life balance.

Exposed bow-truss ceilings and an expansive indoor-outdoor private mezzanine overlooking the San Francisco Bay are just the beginning. Ample indoor-outdoor features, a boutique gym, and frequent food trucks will bring an entire two-block campus to life. An amphitheater lab will provide space for everything from lectures to concerts. A breezeway will serve as the main artery of campus to provide communal space to eat, work and relax.

Less than a mile from UC Berkeley and just blocks from an Amtrak station, dining and high-end retail, this campus is not only convenient, it is highly desirable.

theLAB Emeryville: Future Forward

Formerly known as the Sherwin building, SteelWave is transforming this historical building into an adaptive re-use Class “A” creative life science space.

Large-scale cosmetic renovations, structural upgrades, full building core replacement and new installation of mechanical, electrical, and plumbing infrastructure and penthouse will transform this classic into state-of-the-art life science labs.

Featuring a “pass through” for pedestrian and bicycle access, this building has excellent transit accessibility and is just a 10 minute walk from Emeryville Amtrack.

theLAB Foster City: Seeking Innovation & Solutions

Sitting on a prime 2.2-acre site in Foster City, this property will be home to a three-story, Class “A” life science office campus. A 3rd floor rooftop terrace will offer extensive views of the San Francisco Peninsula and a central location provides easy freeway access and walkability to some of the most notable dining and entertainment amenities within the core of the Mid-Peninsula Life Science cluster.

El Camino: Mixed Use Space to Innovate & Grow

Located in one of the most sought-after life science clusters in the world, this South San Francisco 14.5-acre mixed-use project, including a Class “A” life science campus, serves the strong demand for high-quality lab space that inspires discovery, and provides new retail space for which this neighborhood has longed.

BART within walking distance, and SFO less than two miles away, this campus is a live-work dream come true with a 64,000 square foot Safeway store and an adjacent 2-acre parcel proposed to provide 160 – 180 multifamily units.
