SteelWave celebrated one heck of a year and half in Orange County, demonstrating the resilience of the OC market and the high demand for our unique ability to acquire, renovate, own, and invest in unique, high-design, amenity-rich, architectural gems. With more than 1 million square feet of leases signed, SteelWave is breaking boundaries and helping to set new
standards for what it means to live and work in Orange County. 

The Press: Historic Ruin, Rebuilt

At the end of 2020, SteelWave inked a 15-year lease on this 640,000 square foot campus, making it one of the largest leases signed in OC History.

Once an LA Times printing press and newsroom, this creative campus has been reimagined to celebrate legendary history and character. Canopies, monolithic concrete walls, steel frames, and machine rooms remain while new design interventions embrace natural light and celebrate indoor-outdoor relationships. An open-air atrium brings a sense of expansiveness, while a skycut slices across the building lets daylight pour in. Loading docks have been transformed into back porches and once complete, this project will feature a 1.5-acre park, shared gardens, a dog park and numerous gathering spaces, making it ripe for collaboration.  Located in the middle of Costa Mesa’s emerging creative hub, it’s close to Newport Beach and Irvine and has easy access to John Wayne Airport and will enjoy a rail line which will provide public access and connect it to the existing SteelWave Hive complex next door.

This project is a winner of the 2020 AIA Next LA Awards for it’s adaptive reuse, renovation and historical preservation.

Air Space: Take Flight

SteelWave executed a lease for 78,000 square feet of creative office in addition to two great onsite amenities Rye Goods bakery and Stafford Prime Café in this high-identity building that gives tenants the space to soar. A 16,000 SF exposed steel-frame structured mezzanine and overhead doors open to a 3,000 SF outdoor amenity area complete with seating, fire-pits, and a dining area.

The project is situated within Tustin Legacy, a 1,600-acre planned community being developed on the former Marine Corps Air Station. The community, still under construction, will encompass some of the country’s most sought after dining establishments, boutique shops, and a one-million square foot retail center in the heart of Orange County.

The Landing: Rewrite the Rules

SteelWave recently signed expansions and extensions with a major Tenant now occupying a total of 173k square feet on this 11-acre state-of-the-art creative office campus bringing the occupancy to 100%. Three-two story buildings and a high-end glass lobby with an abundance of natural light provide a next-level creative workplace experience. Featuring large efficient floor plates, outdoor communal amenities including bocce ball, ping pong, pool table, foosball, BBQs to lounges and outdoor conference spaces equipped with WIFI for that perfect work – play balance.

1382 Bell Avenue: Heart of Tustin

Rendering above reflects what SteelWave was anticipating converting the building to, however, due to inking a long term 25-year lease with the County of Orange to occupy all 120,000 square feet of this office space and warehouse building located in the OC’s premier business district SteelWave did not proceed with the renovation. The building is situated within Tustin Legacy, a 1,600-acre planned community offering more than 1 million square feet of existing and planned amenities which are anticipated to be completed Spring 2022 and will provide a mix of parks, housing, and some of the country’s most desired dining
establishments, boutique shops, and retail centers.

Despite the challenge presented by the pandemic, we’re proud of the innovation and stability we’ve been able to create and celebrate within Orange County. Already one of the most desirable locations in the country, OC is poised for exciting growth and we’re looking forward to boldly moving forward together.
