Breaking ground Q3 2021: Commerce@303 consists of 73.6 acres of prime industrial land just Northwest of Phoenix.  The site is well located at the northeast corner of West Camelback Road and North Alsup Road, with high visibility fronting a main artery of the Phoenix area.  The project is to be built in two phases, and will consist of a 663,367 square foot building in the first phase and a 497,747 square foot building in the second totaling 1,161,114 square feet to serve the strong demand for both logistics and manufacturing space in the market.  Both buildings are designed to 40’ clear heights, with 1% skylights and clear story glass throughout, and will feature both dock high (214 total) and grade level doors (8 total).  The site plan also includes 560 spaces of auto parking and 374 trailer stalls.  The Property has excellent access to the Phoenix MSA’s main logistics routes, with a full diamond exchange just one mile to the east at Camelback Road and the Loop 303 Freeway. Additionally, the Interstate 10 distribution route is a 7-minute drive, providing access to both the Phoenix metro and Southern California.

Phase I anticipated completion Q2 2022.  The second building will commence construction approximately 12 months later, delivering Q2 2023.
