1382 Bell Avenue is a flex industrial manufacturing and distribution building located adjacent to 15771 Red Hill Avenue. The building was previously 100% leased to Balboa Water Group and served as their headquarters and primary global manufacturing location. As of their lease expiration in May 2019, the tenant has fully vacated the premises. SteelWave plans to fully convert the building to creative office and give the project a new identity, with improvements including: creating a new entrance on the southeast side to face the new entry of 15771 Red Hill; a new main glass box lobby entrance; punching in windows and skylights; new paint and glazing; incorporating architectural screen elements to the façade; and new landscaping and hardscape.
